Roof leak inspection?
We had a leak in our roof (and slightly into the living room) during last year’s biggest storm. It seemed to be coming in from the flashing around the chimney. I recognize that it may be time to replace the whole roof, but it could also just be an issue of repairing the flashing and other more minor repairs. So here’s the question. Does anyone have a recommendation for (1) how best to get a neutral assessment and recommendation, and (2) inspectors or roofers to do that work. My sense last year was that roofers were crazy busy repairing full leaky roofs after the storms, and we just didn’t prioritize getting assessments and quotes. We are first-time homeowners in Oakland, and want to balance protecting our home’s structural integrity with not replacing a roof that still has years of useful life in it. Thanks!

Hi, we went through this in Berkeley last year but the leak was around an HVAC vent and we discovered it had been slowly leaking for years and became more significant with the heavy rain last year. I thought that Nicholas Roofing provided a fair assessment of it and they did a patch job and then when that did not solve it, they replaced the flashing (all told ~$500). Unfortunately for us, the roof was 30 years old and needed more help, so we had the whole thing replaced this summer. RCR roofing did a fantastic job and was priced significantly lower than the 2 other bids we got (plus, they came strongly recommended from a family member and a friend who is a contractor). Hope you can get away with a repair and stay dry this winter!
