Bay-O-Vista neighborhood in San Leandro

My wife and I have a baby daughter and are highly interested in buying a home in San Leandro.  The ideal neighborhood would be Estudillo Estates or Broadmoor in the Roosevelt elementary zone.  

While not in our ideal neighborhood choices, there are a few nice homes for sale in Bay-O-Vista; some which are easily walkable to McArthur / Estudillo.  The few things I’ve read about the area make it seem like a good neighborhood.  But can anyone comment on how it compares to Estudillo Estates or Broadmoor?  Is it a good area to raise a young kid?  Is it diverse?

If you are interested in that area consider also looking into Oakland's Sheffield Village.  It is a very family-friendly neighborhood, diverse, and in the San Leandro school district for at least elementary school (confirm separately for middle school and high school).  Much of the neighborhood is flat, there is a community center and park with playground, as well as a community tennis court.  Really fun spot for Halloween. The NX4 and NX3 Transbay buses pick up nearby - good for any SF commute and it is about a 10 minute drive to San Leandro BART.   

You can easily walk to the same intersection (Estudillo/MacArthur).  Estudillo Produce is a true gem - wonderful grocery store for organic produce, reasonably priced wines, deli sandwiches, and other gourmet foods.  Sabino's is the local coffee shop and is very popular, as is Zocalo Cafe down at Dutton and Bancroft (better for actual food I'd say).  

The best part of Sheffield and likely of Bay-O-Vista is that you can easily walk to the trails at Lake Chabot.  We used to go every weekend - I can't think of a better way to spend the day with a little kid.

We live in Bay-O-Vista. It's a lovely neighborhood. Super close to Lake Chabot for hiking with our dog and stroller. Depending on where you are and your health, it's walking distance the the shops on MacArthur. We used to belong to the swim club, but just didn't use it enough after we got a dog, but might join again now that we have a baby. Our neighbors are diverse, and after a few years, I know all of them and consider many to be friends. If you ever want to come visit the area or talk more specifically, let me know!
